Steps to file
- 1Record card pulled (done, 2026-07-02): one story, 2,176 sq ft, 1989, 3/2.5, condition Average. Walk the house and flag anything the county got wrong in its favor.
- 2Comps: load the 10 county-verified sales on the Comparables tab, then prune to the 4 to 6 most similar to your house.
- 3Confirm the comps indicate a value below $411,787 (they do: median is around $162/sq ft vs the county's $189).
- 4Generate the appeal letter, pick Value and Uniformity as the grounds, and the Board of Equalization route.
- 5File in writing before August 6: mail it to the address on the notice (certified) or hand-deliver for a date stamp.
- 6Same trip: apply for the homestead exemption. It's missing from your record and the notice allows applications in this window.
